Why don’t we advertise rates?

We maintain a competitive rate structure, but do not post rates on our web page because we believe web posted rates can be misleading.  Our rates will reflect Fannie Mae or Freddie Mac pricing.  To see their current pricing as reported by the Wall Street Journal, go to:

Another reason for not posting rates is the series of pricing adjustments applied to each loan by Fannie Mae and Freddie Mac.  These pricing adjustments are affected by property type, loan to value, credit, loan purpose and other factors.  We can propvide pricing for the lowest rate with higher fees or higher rate and lower fees.  Call or email us your scenario and we will be happy to provide a free, no obligation Good Faith Estimate and Truth in Lending Statement.

Any pricing we provide is inteded to reflect current market rates.  We do not quote low rates before an application and raise the rate or fees later.  What we quote is really available at the time of the quote.
