Advertising and Negotiation
There are several important decisions to make in this area:
- Do you want to advertise the property yourself or hire an agent to help? Web advertising seems to be getting more important with time and agents often know the web resources that produce the best results. From what we are hearing, many buyers are determining which houses they will look at based on what they find on web sites.
- Are you a good negotiator for your own property? Some people do an excellent job of selling for themselves, but many others are better served with an agent buffering the transaction. A good example is the purchase of a car. You rarely meet the true decision maker from the dealership because they know they can get more money for the car if they let a sales person buffer the negotiations.
- Are you prepared to negotiate a contract including all disclosures? On resale property, the standard Real Estate Commission approved contracts are available on the commission web site. There are required disclosures that go with the contract forms. do you want to use an agent or attorney to help with these documents?
