For Sale By Owner
We can provide financing for buyers purchasing homes without using a licensed real estate agent; however, we cannot provide any legal advice concerning the purchase contract. Buyers and sellers have three options for preparing the contact:
- Buyers and sellers can obtain pre-printed forms and complete the contract documents themselves. The Real Estate Manual is available to http://www.dora.state.co.us/real-estate/index.htm. The forms are available at http://www.dora.state.co.us/real-estate/brokerlicensing.htm. Note that if buyers and sellers prepare their own contract, they are responsible for properly completing all disclosures.

- A licensed real estate agent can help you prepare the contract forms and proper disclosures. Contact any of our recommended agents for pricing.
When selling “by owner” you will have to decide if you want to have the property inspected before offering it for sale. A pre-inspection may turn up items that will have to be addressed. If the seller finds these items first, a decision can be made concerning disclosure vs. repair.
Do you want to offer a warranty on the property? Information concerning warranties can be found on Realtor Association web sites, such as Jefferson County Association of Realtors or North Metro Denver Realtor Association.
An appraisal will be required by the lender if a property is financed, but the appraisal for lending purposes must be ordered by the lender. If an appraisal is to be used to help set the property asking price, we recommend ordering it through a lender and then offering to pay for the appraisal if the buyer uses the chosen lender.
